New 7500 +/- square foot ABC Store at 6318 Providence Farm Lane, Charlotte, NC

The Mecklenburg County ABC Board is seeking proposals for the construction of a new 7500 +/- square foot ABC Store at 6318 Providence Farm Lane, Charlotte, NC.  This project will be bid formally and will be awarded as a single prime contract to the successful, qualified bidder. Bidding is open to licensed General Contractors in good standing with and currently licensed by the North Carolina Licensing Board for General Contractors, with an unlimited license, adequate bonding capacity, appropriate insurance coverage and an appropriately skilled management and supervisory team along with experienced and skilled subcontractors, suppliers and vendors.

Scope consists of site work including underground utility work, grading, stoning, concrete curb, gutter and sidewalk work as well as completing the stormwater systems as shown on the drawings, asphalt paving, decorative planting, required trees, turf and all required temporary construction measures.

The building is single story with a structural steel frame, floor is a poured in place concrete slab, (polished in the retail area of the store), light gauge steel framed walls, aluminum and glass storefront window assemblies on all four sides, single ply roof and brick veneer concealing continuous rigid insulation and air barrier. The interior consists of mainly painted sheetrock on metal stud walls, lay in ceilings (or exposed structure in the ware house).  The building will be fully heated and cooled, appropriately lit, plumbed and ready for ABC to occupy.

The proposed schedule:

  • PREBID CONFERENCE:  9 am, Tuesday, July 17, 2017 at the site 6318 Providence Farm Lane, Charlotte, NC.
    We will entertain questions through midnight July 30, 2017 and issue addendums with responses as appropriate.  Questions must be sent by email and come through a General Contractor.  We will not respond to verbal questions nor will we answer questions from subs, vendors, suppliers etc.  All questions and their responses will be shared with all proposers.  Addendums will only be issued in an electronic format and will only be sent to the participating General Contractors and Meck County ABC.  General Contractors are responsible for distributing any and all Addenda and their contents to their subs, suppliers, vendors and any other party as they deem appropriate. General contractors must make sure that all their subs, suppliers and vendors have received any addenda and that their proposals have accounted for the contents of any of these addenda.
  • ABC AND FRYDAY & DOYNE RECEIVE HARD COPIES OF BIDS: Not later than 1 PM on August 7, 2018.  Proposals received after this time may not be considered.  Deliver hard copies of the bids to the offices of The Mecklenburg County ABC Board, 3333 North Tryon Street, Charlotte, NC 28206. When delivering your bid, remember to allow time to get past the building security system and to get to ABC’s offices before 1 pm.
  • ABC BOARD APPROVAL: August 21, 2018.
    NOTE: both the dollar value of the submitted bid AND proposed project construction schedule / duration will carry weight during evaluation of the bids.  The lowest bid price may not be awarded the contract due to the submitted project schedule. NOTE: Liquidated damages in the amount of $1000 per calendar day will be assessed against the contractor for failure to complete the project in the agreed to project duration.
  • NOTICE TO PROCEED; September 4, 2018
  • CONTRACTOR STARTS: September 4, 2018(or sooner)
  • CONTRACTOR COMPLETES PROJECT: May 15, 2019+/- (Each bidder is required to submit a simple construction schedule with a substantial completion date identified in their proposal).

The Mecklenburg County ABC Board and/or CEO reserves the right to reject any or all proposals as they deem appropriate and without consideration as it may deem to be in its best interest.

Note that we have already submitted these construction documents and they are 100% approved by Charlotte-Mecklenburg Building Standards.  Contractor must pick up and pay for any remaining permit and review fees and commence the project.   General Conditions (being sent under separate cover) will explain how to handle these costs.
